Starlight Opens First Phase of The Parklands, Expanding Build-to-Rent Housing in London’s Growth Corridor

The UK’s build-to-rent (BTR) sector continues to gain momentum as institutional investors expand purpose-built rental communities to meet persistent housing demand. Starlight Investments has now reached another milestone, completing and opening the first phase of The Parklands, a master-planned rental development in Dartford, Kent.

The initial launch brings 58 professionally managed rental homes to market, marking the first step in a development that will eventually comprise 231 apartments across seven residential buildings. Located within London’s fast-growing commuter belt, the project reflects the growing appetite among global investors for large-scale rental communities that combine housing, amenities, and long-term asset management.

First Residents Move Into The Parklands

The newly completed phase includes a mix of studio, one-bedroom, two-bedroom, and three-bedroom apartments designed to accommodate a broad range of tenants, from young professionals to families.

Each residence features contemporary layouts and modern finishes, while future construction phases will significantly expand the community over the coming years.

Once fully completed, The Parklands will offer:

  • 231 rental suites across seven buildings
  • 163 resident parking spaces
  • A residents’ lounge
  • Fitness centre
  • Yoga studio
  • Co-working facilities
  • A 2,000-square-foot rooftop terrace

The emphasis on shared amenities reflects a broader shift in the UK build-to-rent market, where developers increasingly compete on lifestyle offerings rather than simply apartment size or location.

Dartford Becomes an Increasingly Attractive Rental Market

Dartford has emerged as one of the UK’s more attractive commuter markets thanks to improving transport links, comparatively affordable housing, and growing employment opportunities.

The Parklands is located close to Dartford Station, providing rail access into Central London while also benefiting from major road connections across southeast England.

The development also borders Central Park, giving residents immediate access to green space—an increasingly valuable differentiator as renters place greater emphasis on work-life balance and outdoor amenities.

The project’s branding draws inspiration directly from this setting, with “The Parklands” designed to reflect the combination of urban living and natural surroundings.

Institutional Investors Continue Betting on Build-to-Rent

The project highlights the continued expansion of institutional investment into Britain’s rental housing sector.

Unlike traditional residential developments built primarily for sale, build-to-rent communities are designed for long-term ownership and professional management. Investors see the model as an opportunity to generate stable rental income while helping address chronic housing shortages in high-demand regions.

Demand has remained resilient despite elevated interest rates and broader economic uncertainty, as home affordability challenges continue pushing more households toward professionally managed rental accommodation.

Developments offering integrated amenities—including co-working spaces, wellness facilities, and communal social areas—have become increasingly common as operators seek to differentiate themselves in an increasingly competitive rental market.

Starlight Expands Its UK Residential Portfolio

According to Starlight Investments, The Parklands represents another milestone in the firm’s long-term UK growth strategy.

The company’s UK residential platform now includes approximately 4,000 homes with £1.1 billion in assets under management, underscoring its expanding presence in one of Europe’s fastest-growing institutional rental markets.

“The completion of the first phase at The Parklands reflects our continued commitment to delivering high-quality rental housing in communities where demand continues to grow,” said Jonnie Milich, Head of UK Residential at Starlight Investments.

As additional phases come online, The Parklands is expected to become one of Dartford’s larger professionally managed rental communities, further strengthening the region’s housing supply while illustrating how institutional capital continues reshaping the UK’s residential property landscape.
