REItrades Brings Curated CRE Deal Flow Online

REItrades is preparing to officially launch a commercial real estate marketplace focused on investment sales of $5 million and above, combining curated buyer access, AI-generated marketing materials and digital deal-management tools. Following a 2025 beta, the platform is expanding its model to serve brokers while giving sellers more control over how properties are marketed and who can access them.

Commercial real estate investment sales have long depended on broker relationships, private networks and manual processes for matching properties with qualified buyers. REItrades is attempting to consolidate those activities into a single digital marketplace designed specifically for transactions valued at $5 million or more.

The company says its upcoming official launch follows a 2025 beta that provided feedback on its initial marketplace model. The new version expands the platform’s role for brokers and combines property marketing, buyer sourcing, engagement and transaction management within one environment.

A key difference is how REItrades controls listing visibility. Properties are not openly searchable by brokers. Access requires a property code, allowing sellers and listing brokers to decide whether an opportunity remains private and direct-to-buyer or is promoted through other channels while activity remains centralized on the platform.

The approach is aimed at a familiar problem in commercial real estate: reaching qualified buyers without broadly distributing sensitive deal information. REItrades says its network includes decision-makers at more than 3,400 established CRE investment firms across the U.S. Buyers must have at least $10 million in assets under management to join the network.

That qualification requirement creates a marketplace that is deliberately narrower than general commercial property listing platforms. Instead of maximizing the number of potential viewers, REItrades is focusing on matching opportunities with investors that meet its stated eligibility requirements and investment criteria.

The platform also uses artificial intelligence to automate one of the more labor-intensive parts of investment sales: preparing property marketing materials.

Sellers provide property information, after which REItrades’ AI-powered marketing engine can generate executive summaries, investment highlights and location information. The platform also incorporates ZIP-code-level demographic and market fundamentals data, while aerial maps can identify nearby businesses, tenants and landmarks.

Those inputs are combined with templates tailored to different asset classes to generate property teasers and Offering Memorandums. In theory, this can shorten the preparation process for marketing collateral while creating a more standardized presentation across listings.

The technology reflects a broader shift in real estate toward AI-assisted workflows. Commercial real estate firms are increasingly experimenting with generative AI for research, document preparation, marketing and property analysis, although adoption varies significantly by organization and use case.

REItrades is also addressing the next stages of the transaction. Its interactive deal room allows buyers to electronically sign nondisclosure agreements before accessing an Offering Memorandum and additional listing interactions. Buyers can receive real-time notifications, while listing analytics provide visibility into engagement and activity.

The platform supports offers and counteroffers directly within the deal environment and allows teams to add collaborators. Participants can communicate through private chat, exchange confidential files and request email introductions when they are ready to advance discussions.

Once a transaction reaches the contract stage, due-diligence progress can be tracked using configurable milestones.

This workflow is significant because CRE transactions frequently span multiple systems, including email, spreadsheets, document repositories, CRM software, electronic-signature tools and communication platforms. Bringing those functions into a centralized environment could reduce the amount of manual coordination required between brokers, sellers and prospective buyers.

The business model is designed to lower the initial barrier for brokers and qualified principals. REItrades says licensed CRE brokers and qualified principals can join and list properties without platform fees. Sellers can optionally pay for email distribution to buyers whose investment mandates align with a particular opportunity.

The company also offers a premium service that handles listing creation and management while leaving buyer interactions with the seller.

The platform therefore sits at the intersection of several CRE technology categories: digital marketplaces, AI-powered marketing, investment-sales software, deal rooms and workflow automation. Its differentiation rests less on simply digitizing listings and more on controlling access to deal flow and connecting the marketing process to transaction execution.

For brokers, that could make the platform useful as an additional distribution and workflow channel rather than necessarily replacing established relationships. For buyers, the proposition is access to a curated stream of investment opportunities filtered around acquisition criteria.

The model also reflects a continuing digitization of commercial real estate. Data platforms have already transformed property research and valuation, while cloud-based transaction tools have digitized individual parts of the deal process. Marketplaces such as REItrades are attempting to connect those functions into a single workflow.

The more difficult question will be liquidity and adoption. A curated marketplace depends on having enough quality listings to attract buyers and enough active buyers to make listing participation worthwhile. Its value will ultimately depend on whether the platform can maintain that balance while preserving the privacy and qualification controls that distinguish it from open property marketplaces.

REItrades says it is accepting requests for early access ahead of its official launch. If the platform can successfully combine qualified deal sourcing with AI-assisted marketing and transaction management, it could provide another digital route for brokers and principals navigating the fragmented CRE investment-sales process.

Market Landscape

Commercial real estate technology is increasingly moving beyond property search and analytics toward transaction automation, AI-assisted workflows and digital marketplaces. Generative AI is being used for marketing content, document processing and research, while cloud platforms are connecting previously separate transaction functions.

CRE investment sales remain relationship-driven, however. Platforms serving larger transactions must balance digital efficiency with confidentiality, buyer qualification and broker relationships. REItrades’ property-code access and AUM requirement represent an attempt to build those controls directly into the marketplace.

The broader trend spans commercial real estate fintech, embedded finance, digital transaction infrastructure, AI automation and investment-management technology. For CRE firms, the opportunity is increasingly about reducing friction between sourcing an opportunity and completing the transaction.
