Fetch Expands Student Housing Platform Into Major US College Markets as Package Volumes Surge

Student housing operators are facing an increasingly familiar challenge: more deliveries, fewer onsite resources, and residents who expect Amazon-like convenience. Fetch is betting its centralized services platform is the answer.

The multifamily technology company has announced a significant expansion into several major U.S. college markets, strengthening its position in student housing as demand grows for offsite package management and other resident services. The latest rollout includes Ann Arbor, Athens, Baton Rouge, College Station, Gainesville, Knoxville, and Madison, extending Fetch’s nationwide footprint across some of the country’s largest university communities.

The expansion comes as student housing providers grapple with soaring package volumes, staffing constraints, and changing renter expectations, particularly among Gen Z residents who increasingly prioritize mobile-first, on-demand services.

Tackling One of Student Housing’s Biggest Operational Challenges

Package management has become one of the most resource-intensive tasks for apartment operators, and the challenge is even greater in student housing.

According to Fetch, student housing communities receive 30% to 50% more packages than traditional multifamily properties. Move-in periods, semester starts, holiday shopping, and seasonal transitions can generate delivery spikes that overwhelm package rooms, lockers, and onsite staff.

Rather than relying on increasingly crowded mailrooms, Fetch operates an offsite logistics model. Packages are delivered to a centralized facility before residents schedule delivery directly to their apartment through the company’s mobile platform. The company also bundles additional resident services, including valet trash, storage, and market delivery, under the same operating model.

The goal is straightforward: remove recurring operational tasks from onsite teams while giving residents greater flexibility over when and how they receive deliveries.

Leaner Operations Meet Rising Resident Expectations

For property managers, the operational impact can be substantial.

Fetch estimates that a typical 750-bed student housing community spends more than 100 hours each month managing packages alone. As online shopping continues to grow, that workload has become increasingly difficult to absorb, particularly as operators seek to run communities with leaner staffing models.

By shifting logistics offsite, property teams can redirect time toward leasing, resident engagement, maintenance coordination, and retention efforts instead of handling overflowing package rooms and delivery-related inquiries.

The company positions its platform as more than a package delivery solution. By combining multiple recurring resident services into a single operating platform, Fetch aims to simplify vendor management while reducing day-to-day friction across apartment communities.

Student Housing Becomes a Key Growth Market

The expansion reflects broader momentum in student housing, a sector that continues to attract investment despite broader real estate uncertainty.

Purpose-built student housing has remained relatively resilient thanks to stable enrollment at major universities and persistent demand for professionally managed housing. At the same time, operators are under growing pressure to improve resident experiences while controlling operating costs.

That combination creates an opportunity for technology providers capable of automating routine property operations.

Fetch Founder and CEO Michael Patton said student housing presents some of the industry’s most demanding operational environments, making it an ideal market for centralized services that reduce administrative burdens while improving resident satisfaction.

The newly added markets also represent some of the nation’s largest university ecosystems, where high-density housing and significant package traffic make logistics particularly challenging.

Industry Partners Highlight Operational Benefits

Several major student housing operators already using the platform say the biggest gains come from reducing manual workload.

Landmark Properties noted that Fetch helps improve both resident satisfaction and operational efficiency, while Core Spaces highlighted reduced package-room congestion, greater delivery accountability, and fewer package-related service requests for onsite teams.

The ability for residents to schedule deliveries directly through a mobile app also aligns with broader shifts in renter expectations, where convenience, transparency, and self-service increasingly influence leasing decisions.

The Bigger Picture

Fetch’s latest expansion also signals a broader transformation in multifamily property technology.

What began as a package management solution is evolving into a centralized community services platform that combines logistics, storage, valet trash, and other resident-facing services under a single operational model. As apartment operators continue searching for ways to improve efficiency without expanding onsite staffing, integrated service platforms are becoming a more attractive alternative to managing multiple vendors.

The student housing market is likely to remain an important testing ground for these innovations. With significantly higher delivery volumes and a digitally native resident base, university communities often adopt operational technology earlier than conventional apartment properties.

If successful, Fetch’s expansion into major college markets could further accelerate the shift toward centralized resident services across the broader multifamily industry, where operational efficiency has become just as important as resident amenities.
